Job Description:

POSITION SUMMARY: Responsible for maintaining accurate resident ledgers, timely collection of rent and other charges, managing activity related to delinquent rent collections and processing of evictions. Assistant manager also supports and directs resident renewal processes for the site. ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Collect and post payments to resident ledgers.
  • Deposits payment into property revenue bank account per policy.
  • Maintains delinquent rent collections log per policy.
  • Drafts and delivers late notices, 5 day notices and eviction notices.
  • Manages accuracy of resident ledgers.
  • Manages bad debt write-offs per policy.
  • Accurately posts local housing agency payments and balances agency resident ledgers.
  • Works with Maintenance Supervisor to schedule and obtain pre move-out unit condition reports.
  • Completes deposit accounting after resident move-out per policy.
  • Communicates with residents in relation to status of resident accounts.
  • Assists Property Manager with management of renewal processes and maintains accurate renewal status information with Yardi software.
  • Occasionally shows apartments to prospective residents when leasing team members are not available.
  • Handle lease negotiations and renewals.
  • Maintain communication regarding compliance or audit issues when necessary.
  • Assist manager with resident relations and enforce all community rules and regulations.
  • Other duties as assigned. QUALIFICATIONS/SKILLS& KNOWLEDGE REQUIREMENTS
    • High school diploma required, 4 year degree preferred
    • Minimum of two years experience in real estate or similar field required.
    • Language Skills - Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
    • Math Skills - Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
    • Reasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
    • Computer Skills- MS Office and Excel required TRAINING REQUIREMENTS:
      • Complete annual training as assigned.
      • Ongoing professional development. PHYSICAL DEMANDS:
        • Rarely must stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
        • Occasionally must stand, walk, reach with hand and arms.
        • Regularly must sit, use hands to finger/handle/feel, talk and hear.
        • Close and distance vision is required. WORK ENVIRONMENT:
          • Normally works in an environment with moderate noise.
